Hiring the Right Agent for Distressed Property Can Make or Break Deal

Just like you would not go to a dentist if you need heart surgery, hiring the right agent when a distressed property is involved is important.

All agents are not trained or have the same experience when dealing with a distressed property.

Real estate, like many other vocations, has several areas of expertise such as residential, commercial, property management and leasing.  Even within each of those categories the specialties get even more significant such as townhomes, luxury homes, and distressed home sales being one of the departments where expertise and knowledge can mean the difference between a seller losing their home to a foreclosure or not.

A CDPE, Certified Distressed Property Expert, is a Realtor that has invested additional time, training and considerable money to improve their knowledge in the field.  These experts in the field are dedicated to representing the client (whether a seller or a buyer) in the most detailed manner with the tools given to them by the CDPE organization saving the home seller countless time and money.  CDPEs have a much higher rate of suceeding in getting the short sale approved for the client.

So, as I eluded before, using a Realtor that is NOT a CDPE when selling a distressed home would be the same as going to the dentist for a heart condition.
